Yes. Materials and labour are guaranteed for 30 days. Two things are not covered: damage caused by neglect of the finished work, and weather. If something is wrong with what we did, tell us inside those 30 days and we will put it right.

On arrival. The clock starts when the crew reaches the property and stops when the work is finished, so no driving time is billed to you. For large projects, a non-refundable deposit may be required to secure the booking. That deposit is applied to the final cost of the project.

No. Texas requires a licensed irrigator for irrigation installation and most repair work, and we do not hold that licence, so anything needing it is subcontracted to a licensed irrigator. You still book, pay and deal with us.

Water in saturated ground moves into a bed of washed stone, into a perforated pipe running through it, and then along the fall of the pipe to a discharge point. The stone gives the water an easy path, the pipe carries it away, and fabric stops soil from filling the stone.

No. Perforated pipe is charged at the same rate as solid, whichever type you choose, and if a perforated version of the pipe your run needs cannot be sourced we bore the holes ourselves and still charge the same. The perforation is what lets water into the pipe, so it is not the place to be saving money, and we would rather not have you choosing against it on cost.

Yes, but the design has to account for the clay. Clay does not feed water sideways quickly, so the drain has to be positioned where water actually collects and sized for the volume arriving, rather than relying on the soil to deliver it.

It has to discharge somewhere real: a lower point on the property where water can daylight, a basin, or an approved discharge point. Finding that is part of the assessment. A drain without a working outfall does not drain.

It is priced per foot and the parts are visible. Trenching is $10 per foot, corrugated pipe is $6 per foot and building it as a proper French drain with washed aggregate and separation fabric is $20 per foot, so a straightforward run is around $36 per foot. Sixty feet of that is roughly $2,160, plus a catch basin if the run needs one, which is $210 for a 9 by 9. Upgrades and difficult ground are priced separately and itemised. A correctly built drain, with proper fall, washed aggregate, separation fabric and a working outfall, should keep working for many years. The ones that fail early almost always fail on one of those four things rather than on wear.

If the ground tips the wrong way, regrading is the real fix and a drain is treating a symptom. If the fall is acceptable but there is no outlet, a drain is the answer. Plenty of Houston yards need some of both, and that is what the site visit establishes.

It depends on planting and water pressure rather than square footage alone. Lawn, shaded beds and sun-exposed borders want different amounts of water, so they are separated. The number comes out of the site visit.

Most residential systems are a small number of days on site once scheduled, depending on the size of the property and ground conditions. The estimate sets out the timeline before anything starts.

Trenching disturbs the ground it crosses, and putting it back is part of the job. Turf and beds are reinstated across the trench lines rather than left for you to deal with.

Common-variety sod is $700 per pallet, and that is all in: the sod, delivery, half a yard of topsoil installed and graded level, preparing the area, the installation, and removing the debris. If the area needs more soil than that to come up level, the extra is $150 per yard. Specialty varieties depend on what the closest vendor is charging when the order is placed.

A pallet covers roughly 450 square feet. Coverage varies a little between suppliers but not by enough to change the arithmetic, so dividing your area by 450 gets you close: a 2,000 square foot lawn works out at about four and a half pallets, and since pallets come whole that is five, or $3,500. We measure properly on the free estimate visit and confirm the count before anything is ordered.

Yes. Each pallet comes with half a yard of topsoil, installed and graded level. It is the part most quotes leave out and the part that decides whether the lawn takes. A yard that is badly out of level may need more than that, which is $150 per yard, and you get that number before anything is ordered rather than after.

St. Augustine is the default for most Houston lawns because it handles the heat and takes some shade. Bermuda and Zoysia suit sunnier, harder-wearing lots. Which one is right depends on how much sun the area actually gets, which is something to look at on site rather than decide from a catalogue.

Sod gives you a finished lawn immediately and establishes more reliably on the compacted ground common to Houston new builds. Seed is cheaper per square foot and slower, and it struggles where the soil has not been prepared. If the ground needs work either way, sod is usually the better value once that work is counted.
